Once you’ve found the perfect property and your offer has been accepted, we’ll start preparing the tenancy agreement and organising the logistics for your move-in. The tenancy charges may vary, depending on the agreement we have with the landlord, so it’s best to ask the Beanstalk Lettings office dealing with your offer for a full break down of costs.
|Tenancy Agreement / Admin Fee||£180.00 + £50.00 for each additional adult|
|Referencing Fee||Included in the Admin Fee|
|Check-in Fee||Included in the Admin Fee|
|Deposit||Typically six weeks rent (Negotiable)|
|During your tenancy (if required)|

The tenancy agreement fee covers the administrative costs of creating a contract for the tenancy, as well as the administration associated with holding your deposit with The Deposit Protection Scheme (DPS). The cost of referencing includes checking your credit status, previous employer, current or past landlords, and taking into account any other information to help assess the affordability of your tenancy application. The check-in fee is covered by the tenant. NB. If you cancel your application then the Admin Fee is NON-refundable. Please ensure that the property you have viewed is something you want to take on prior to paying our fee.

You may need a guarantor. Each guarantor will need to complete an application form and be referenced before a tenancy can be considered. The guarantor will also have to sign the deed of guarantee before the tenancy can proceed.
Please be aware that some Landlords impose certain restrictions in respect of the following-
- Housing Benefit.
It usually takes a minimum of 7 working days before you will be able to move into the property. Although every effort will be made by all parties to accommodate your moving date, unfortunately, no guarantees can be made.
When you submit your application we will notify you as to whether your application has been successful. Once your application has been approved, a mutually convenient time and date will be agreed for the tenancy to commence. At this stage it will be necessary for all prospective tenants and guarantor/s (where required) to attend the office (when applicable) to sign the tenancy agreements and other relevant documentation. Once the Tenancy Agreement has been signed you will receive a copy for your retention.
Please note that an advanced payment of a month’s rent and the security deposit must be paid before the keys can be released. Your initial payment can be made by banker’s draft, cash or cheque. NB. you must allow processing days.
You will also be asked to complete a standing order mandate for the monthly rental payments. This will be payable each month in advance and will be collected on a set date as stated in the tenancy agreement.
